1. About Book Retreat Direct
Book Retreat Direct is an online platform that offers professionally managed short-term rental accommodations. Certain properties may be owned or managed by third parties. We strive to provide accurate property information and exceptional guest experiences.
Book Retreat Direct is operated by Dorman Homes. Any real estate brokerage services offered by Dorman Homes are separate from our vacation rental services and are governed by separate agreements.
2. Eligibility
Guests must be at least 21 years of age (or the minimum age required for the specific property) to make a reservation.
By making a booking, you represent that you have the legal authority to enter into this agreement and that all information you provide is accurate and complete.
3. Reservations
Reservations are subject to availability and are not confirmed until payment has been successfully processed and a confirmation email has been issued.
We reserve the right to refuse or cancel reservations in circumstances including, but not limited to:
- Fraudulent activity
- Payment authorization failure
- Pricing or listing errors
- Violation of these Terms
- Safety or operational concerns
4. Pricing
All prices are displayed in U.S. Dollars unless otherwise indicated.
Rates may change without notice until a reservation has been confirmed.
Applicable taxes, cleaning fees, and any additional charges will be disclosed before checkout.
5. Payments
Full or partial payment may be required at the time of booking, depending on the property’s payment policy.
Accepted payment methods are displayed during checkout.
Failure to complete payment may result in cancellation of the reservation.
6. Security Deposits
Certain properties may require a refundable security deposit.
Guests are responsible for any damage caused during their stay beyond normal wear and tear.
We reserve the right to charge the payment method on file for verified damages, excessive cleaning, missing items, policy violations, or other costs permitted by applicable law and the booking agreement.
7. Guest Responsibilities
Guests agree to:
- Follow all house rules.
- Respect neighboring properties and communities.
- Comply with occupancy limits.
- Maintain the property in reasonable condition.
- Notify us promptly of maintenance issues or damage.
Unless otherwise permitted in writing:
- No parties or large gatherings.
- No illegal activity.
- No smoking inside the property.
- Pets are permitted only at pet-friendly properties and in accordance with each property’s rules.
Failure to comply may result in immediate termination of the reservation without refund where permitted by law.
8. Check-In & Check-Out
Each property has designated check-in and check-out times.
Requests for early check-in or late check-out are subject to availability and may incur additional fees.
Failure to vacate the property on time may result in additional charges.
9. Cancellations & Refunds
Cancellation policies vary by property and will be displayed during the booking process.
Refunds, if applicable, will be processed according to the cancellation policy associated with the reservation.
No refunds will be issued for circumstances beyond our control, including weather events, travel delays, personal emergencies, or changes in guest plans unless required by applicable law or expressly stated in the property’s cancellation policy.
10. Property Availability
While every effort is made to honor confirmed reservations, circumstances beyond our control may occasionally require us to relocate guests or cancel reservations.
If this occurs, we will make reasonable efforts to provide comparable accommodations or issue an appropriate refund.
11. Property Information
We strive to ensure all descriptions, photographs, amenities, and availability information are accurate.
However, furnishings, décor, views, amenities, and property features may change without prior notice.
Minor differences between photographs and the actual property do not constitute grounds for cancellation or refund.
12. Maintenance & Emergencies
Guests must promptly report maintenance issues.
We reserve the right to enter the property when reasonably necessary for:
- Emergency situations
- Urgent repairs
- Required maintenance
- Health and safety concerns
Whenever practical, reasonable notice will be provided.
13. Guest Conduct
Guests may not:
- Disturb neighbors
- Damage the property
- Exceed occupancy limits
- Engage in unlawful conduct
- Violate local ordinances
- Misrepresent the purpose of the reservation
Violations may result in cancellation without refund, removal from the property, and responsibility for resulting damages where permitted by law.
14. Limitation of Liability
To the fullest extent permitted by applicable law, Book Retreat Direct, Dorman Homes, its owners, employees, affiliates, and property managers shall not be liable for:
- Personal injury
- Loss or theft of personal belongings
- Travel delays
- Utility interruptions
- Internet outages
- Weather events
- Acts of third parties
- Circumstances beyond our reasonable control
Nothing in these Terms limits liability where such limitation is prohibited by law.
15. Third-Party Services
Our website may reference local businesses, attractions, restaurants, transportation providers, or other third-party services.
These references are provided solely for convenience. Book Retreat Direct does not control or guarantee the services provided by third parties and is not responsible for their actions or omissions.
